Property Features
2 New shower/tub/toilet in master bathroom in 2004. 3 Most homes in this neighborhood have similar floorplans and sq ft. I am using numbers from the Polk County Assessor website. I do not think they count some of the basement in the finished area, which is fine for taxes. :) We have one more level than this neighborhood house, selling for nearly as much. 4 We had a large portion of the wood siding panels replaced due to normal weathering and age - costing $1,xxx. Price Calculations In determining the market value (MUCH HIGHER THAN OUR SALE PRICE) of the house, I took the following into effect:
Appreciation The following is a list of comparable houses for determining appreciation. This is just a base as there is no easy way to determine what updates they have done to their houses. Nearly all comparables below were built in the same year, 1979, as our house.
Home Inspection
I recently (3/28/2005) had the home inspected to find any issues I may have missed. This cost us $225, but shows our open-ness and confidence with this house. If you have seen the home inspection report from most houses in this neighborhood and age, you know this is not many "fix it" items. I have attached the home inspection report (in two parts due to size). I put the items noted below along with we've handling them:
Utilities
We've had people ask about our utility bills, so I called MidAmerican and put copies of some of our electric/gas bills below. I put a mix of months, to include the WORST months for cooling (July) and WORST for heating (February). NOTE: The addition of our hot-tub in last fall raised our electric bill over $20/month! So if you do not have a hot-tub, you can deduct that much. Also, energy prices have risen greatly this year, so I showed some of our older bills also to compare Winter 2004 against Winter 2005. |
